Tips to Protect Your Metal Roof

So, you’ve made a long-term commitment to your home’s protection by choosing to install metal roofing. Metal roofing can shelter your New England home from the elements for more than 50 years, so you may never have to buy another roof in your lifetime. 

It’s true that the durability of metal roofing materials is hard to match. But that doesn’t mean it’s all set and forget once your old roofing is gone and the metal roof installation is complete.Even though metal roofing is comparatively low maintenance, as with any type of roofing system, metal needs to be cared for properly to ensure it performs as expected.

Metal Roof Care Checklist

Ease of maintenance is one of the top selling points for metal roofing, especially with a high-quality metal roofing installation. There are still some steps you can take to keep it looking great and performing reliably.

Here are five ways you can protect your metal roof:

Clear Trees & Bushes

Metal roofing is tough, but it can still be damaged by tree limbs or bushes that are constantly brushing against it. To protect your roof’s finish, keep all nearby foliage trimmed and any overhang away from the roof.

Remove Debris

Heavy rain showers will help remove any debris off your metal roof, but they might not do the entire job. If debris accumulates in roof valleys or other spots with low slopes or eaves, it’s best to remove it. Your best bet is to use an extendable window cleaning brush, as spraying high-pressure water at awkward angles could push moisture under the roof.

Avoid Walking On It

You can walk on a metal roof without damaging it, but that doesn’t mean you should do it regularly. Too much foot traffic can damage the finish, especially if your roof has been painted.

Keep Your Gutter System Clear

Metal roofing panels are especially good at shedding rainwater and snowmelt, and they usually dry quickly. If your eave or gutter system is clogged with debris build up, there’s a chance the edges of your roof could stay damp, which could lead to premature corrosion. One way to take care of this issue is to have gutter guards installed on your gutter system.

Prevent Rust

The best way to prevent any type of rust issues for your metal roof is to paint it (use paint with a high zinc content) or cover it with an elastomeric coating. Both options can effectively seal your metal roof to keep it looking great.

Keep Other Metals Away

If you’re having attic fans, air conditioning condensers, or other types of equipment installed on your roof, make sure no other types of metal are in contact with your roof panels. Certain types of metals can cause a reaction that will prematurely corrode your roof. If you have other products on your roof, talk to the roofing manufacturers to ensure those materials won’t affect your metal roof.

Keep an Eye Out for Scratches

If your metal roof is painted, you should periodically check for scratches, scuffs, chalking, and fading. Minor blemishes can usually be taken care of using touch-up paint as long as you use paint that fits the manufacturer’s recommendations. Dents are another important issue to watch out for when you’re looking for scratches. 

If you are adding anything to your roof that requires penetrating the roof’s surface, make sure to engage a professional roofing contractor.

Structural Roofing Maintenance

Your metal roof requires some structural maintenance. That’s typically done every two years or so, depending on weather conditions and other factors. It’s best to have this maintenance performed by an experienced roofing contractor, to ensure all fasteners, roofing nails, and roofing screws are still in place and in working order. 

If you decide to take care of your roofing maintenance yourself, make sure you have a second person on the ground and you use a safety harness to protect yourself.
