10 Common Roofing Problems & How to Fix Them

Therefore, it’s crucial that your roof remains in optimal condition so it can prevent leaks that can lead to interior damage and premature rot.

A roof that’s performing reliably usually doesn’t earn a second thought. However, if you start noticing water stains on your ceiling or missing shingles on your roof, these are telltale signs that it’s time for a roof inspection, as repairs or a roof replacement project might be needed.

What To Look For

Here are 10 common roofing problems that you may encounter, and the best course of action to fix them:

Leaks

Roof leaks are the most common roofing problem because the homeowner usually becomes aware of the issue quickly when water stains appear inside the home. Leaks can happen when shingles are damaged or blown off in high winds, and they’re also possible in vulnerable spots around chimneys, gutters, and vents.

The Fix: The best way to identify the source of a leak is to enter the attic and find the trail of water stains that leads back to the point of the leak.

Damaged Shingles

There’s an extensive list of factors that can cause damage to roof shingles, including severe weather, falling branches, hot sunlight, and even the simple passing of time. Asphalt roof shingles can start to curl at the edges when subjected to prolonged sun exposure, and their protection level can be hurt when the granules on the top layer of the shingles wear off.

The Fix: The only way to properly fix damaged shingles is to replace them. If the damage is limited to a small area, you may only need to replace a few strips.

Damaged Flashing

Roof flashing is usually made from sheet metal or plastic and is used to protect creases around chimneys, skylights, equipment, and vents. Many flashing problems originate from improper installation, while flashing that is damaged can cause your roof’s moisture seal to be compromised.

The Fix: Flat areas where water pools need to be tapered to allow for proper drainage.

Clogged Gutters

The Fix: You can either clean your gutters out regularly or have effective gutter guards installed to prevent clogs.

Encroaching Trees & Bushes

Tree branches that are hanging over your roof and bushes that are coming in contact with your roof can speed the shingle deterioration process and encourage visits from unwanted pests. Tree branches hanging over your roof can also fall and cause damage.

The Fix: It’s a good idea to trim back all trees and bushes to make sure they aren’t hanging over or coming into contact with your roof.

Poor Ventilation

Good attic ventilation is important for your home’s energy efficiency, and it’s also crucial for your roof. A poorly ventilated attic traps moisture in the air that can cause premature wood rot. It can also make ice dams more common in the winter.

The Fix: Make sure your roof has sufficient venting. Solar attic fans can also be used when more help is needed.

Pest Infestations

There are plenty of unwanted pests that can negatively impact your roof, including termites, rodents, and woodpeckers.

The Fix: Seal any entryways into your roof from the outside and have regular inspections.

Ice & Snow Damage
